At 13-15 Tai Hang Road, Serenade was a HK$600-million residential redevelopment in the form of two 44-storey luxury towers set above two storeys of clubhouse, four storeys of podium car parking space and two basement levels. The project was completed in September 2009.

Challenges in the project included a congested site area, with storage and access limited due to the sunken site. Early planning of site arrangements was required and more attention was paid to safety due to the numerous concurrent activities taking place in various work places at different levels. Meanwhile, constraints included hard rock ground conditions, and the fact that work on the superstructure overlapped with that on the foundation in an effort to shorten the overall construction period.

Extensive design coordination was also required, since the Tai Hang project is a luxury residential building that involved a lot of high-end finishing and building services elements. Special features were introduced in the bathrooms and kitchens of the flats, and the Gammon team was involved in extensive coordination work to ensure that the designs were practical and implemented as planned.

In aspects of environmental friendliness, the project used a large number of pre-cast elements. In addition, design and construction works followed HKBEAM requirements and construction waste were minimal. Further, regular environmental monitoring and close coordination with the neighbour parties helped to mitigate the impact caused by the construction activities.
